The AIA Contract Documents Program

The AIA Contract Documents Program, the oldest and most comprehensive program of its kind in the world, develops standardized contract forms and administrative procedures that provide the building industry with a basis for nationwide uniformity for contractual relationships in the design and construction process. The Documents Committee responds to AIA member needs, changes in the construction industry's practices, new legal developments, and AIA policies.

To increase member knowledge and general understanding, the committee, staff and consultants assist in conducting education and promotion programs. Furthermore, the committee, through powers delegated to it by the AIA Board of Directors, speaks for and acts on behalf of the Institute membership in matters related to AIA documents. The committee also takes on a national leadership role through liaison with such groups as the National Construction Industry Dispute Resolution Committee and other groups representing engineers, landscape architects, interior designers, contractors, subcontractors, lenders, lawyers and security bonding companies.

Among the Documents Committee's charges are:

  • Position the AIA's membership in a direct leadership role within the construction industry by creating national standard documents that establish the legal terms and conditions governing the building process.

  • Build the intellectual equity needed by architects and their practices.

To that end, the committee, with aid from AIA staff and outside legal and insurance advisers, reviews, writes and updates AIA contract documents and forms. The committee may make adjustments, revisions and withdrawals of AIA documents with the assent of the executive vice president/CEO under AIA's governance policies.

AIA Introduces International Contract Documents

The AIA added a new International family (INT) of contract documents. The two documents are the B611/INT-2002 and B621/INT-2002 both retail for $8.30. Developed by members of the AIA Documents Committee and the AIA International Committee, the documents provide standard forms of agreement for U.S. architects working for foreign clients. Because it is assumed U.S. architects will not be licensed in the foreign countries where they accept projects, the architect is identified in the agreements as a consultant, rather than an architect. Both documents assume the following:

  • The agreement will be used for a project located outside the United States; and
  • The owner, called the client to reflect foreign practices, will retain a local architect.

B611/INT-2002, Standard form of Agreement Between Client and Consultant for Use Where the Project is Located Outside the United States, is a standard long form agreement with seven optional exhibits. Architects may incorporate any of these exhibits into the agreement to further delineate their consultant services. The exhibits include descriptions of evaluations and planning services, schematic design/design development services, construction documents services, and construction procurement/construction services, as well as a matrix of consultants' services, a table of projected travel costs, and a table of hourly rates.

The B621/NT-2002, Abbreviated Standard Form of Agreement Between Client and Consultant for Use Where the Project is Located Outside the United States, is suitable for general international work of a limited scope.
