Extremely difficult existing building. Beautiful, simple form and massing. Elegant, honest use of materials. Great interior space. The jury thought that this submittal was one of the strongest.

The jury was bowled over by the quality of design used so effectively with this difficult program and existing conditions.

This project is one of the best examples of how quality design creates spectacular experiences and value out of almost nothing.
